Major Amendment Gives Confidence to Buyers in the GIA

Since the Major Amendment to the Fitzroy Shire Planning Scheme 2005 came into effect on August 19, there has been a noticeable increase in interest and sales in the Gracemere Industrial Area.

Lot  3 Somerset Road in the Gateway Industrial Estate sold at auction to a local buyer. This is one of the last remaining blocks of  vacant land  between Capricorn and Macquarie Street. Other businesses on this stretch include Eatons, Kurtz Transport, Ezibore,  Tibbs Fleet & Mechanical, Pacific National, Hassalls Auction Centre,  Ontime Guard Rail, Swoopers and the Caltex 24 hr unmanned service station.

Recent listings include 2.7 ha of medium-zoned land with house and 3 bay shed at 105 Foster Street which is going to auction on 5th October.

The Kele Property Group has just completed first class facilities purpose-built for Aurizon on the corner of Foster and Capricorn Street and have land ready for tenants to have their premises built to suit.

A block on Capricorn Street has recently been added to the land Kurtz Transport are leasing and a new apron entrance has been constructed on this block.

Unconfirmed reports show increased private interest in established premises with houses in the Douglas and Foster Street area. The eastern end of the GIA provides a unique situation where medium industrial zoned land offers on-site housing for owners who wish to reside on their premises and or / caretakers and staff. The ability to live and run your business from the same address is not offered in the newly developed industrial land.

The Gibb Group’s Gracemere Industry Park at 245 Somerset Road  is set to commence site work in late September with Toll being a major tenant.   Strong interest has been shown in these blocks even prior to the construction.
